    The site is located along the Highway 15 Commercial Corridor in the south part of Hutchinson. The west edge of the site is State Highway 15. The north edge is Denver Street. The site is divided into two parts. The east part is a senior campus. The west part which fronts Highway 15 is commercial. The senior campus is organized by a “Town Square”. The Town Square forms a north-south axis. The north end of the axis is the main entry of this neighborhood from Denver Street. The south end is anchored by an 80-unit independent-living, assisted-living and memory-care apartment. The Town Square is flanked by 30-unit senior apartment on the west and 30-unit senior condo on the east. On the east side of the Town Square are 40 unit single-story town houses; On the west side are 46-unit two-story town houses. A 40-unit student apartment is located at the northwest corner of the senior campus to serve the Hutchinson Community College which is on the north side and within walking distance from the site. The commercial area includes a 7,000 s.f. gas station, 14,000 s.f. liquor store, 8,000 s.f. retail and 6,500 s.f. restaurant.
